    Enclosed Concrete Patio: This area functions as an outdoor room off of the family room and primary bedroom. The poured concrete wall is 9 feet tall, allowing for privacy and security, and a gate opens onto the side yard. A convenient water faucet for plants and maintenance is also plumbed into the wall. The tall walls encircling the patio allow you to spend ample time outdoors without having to be in direct sun for the majority of the day. The light reflecting off the concrete wall gives a beautiful shimmering effect to the interior of the house.

    Fireplaces: 4 fireplaces are located in the living room, family room, upper den, and primary bedroom. Gas fire available in family room and upper den.

    Flooring: There are concrete floors on the main two floors of the house, wide plank oak floors throughout the guest bedrooms and den, and color body porcelain tile in the bathrooms.

    HVAC: Two high-efficiency Carrier HVAC units (dual zone) keep the house comfortable through all seasons. The main furnace and both A/C condensers are new. The smaller furnace was not replaced as it was relatively new when the house was purchased.

    Garage: The garage has high ceilings and a new pair of high-lift, insulated doors. The high-lift doors allow for the full ceiling height in the garage to be utilized (opening hatchbacks inside the garage, etc.). The large mezzanine storage area is built of wood and structural steel. There is a dedicated electric panel for high speed charging of electric vehicles. The garage is in good condition, but due to the fact it was used as a storage area for the remodel, it has not been freshly painted.

    Yard: The house is built on a gentle hillside, which made the upkeep of grass costly and required an inefficient use of water. The yard has been transformed through the removal of all grass that was then replaced with a garden of stones of various sizes to give a natural appearance. All of the grass was removed, and two layers of garden barrier cloth were installed and covered with rocks of various sizes. There is a beautiful stacked stone wall in the back of the house separating the yard from the hill behind the house. There was also a drain installed in this back area to aid in drainage to the side of the house. An automatic sprinkler system keeps the trees around the property well hydrated.
